Description:

MDHA is the housing agency in Nashville and Davidson County which houses approximately 30,000 people, primarily through Housing Choice Vouchers and Project-Based Rental Assistance (PBRA). The agency also owns and manages several mixed-income residential developments and oversees a Payment In Lieu of Taxes (PILOT) program, which has helped create and preserve approximately 9000 affordable housing units since its start in 2016.

Description

Assistance for eligible homeowners to correct health and safety issues in their homes. Assistance is offered by providing a no-interest loan for the cost of the repairs. For those 62 years and older, the loan is forgiven over a five-year period. For all other homeowners, the loan is repaid when the property is sold or transferred.

Completed pre-screening form. More documents will be requested in the event the applicant appears to meet eligibility requirements.

Eligibility

Assistance will be provided on a first-come, first-served basis, upon receipt of a completed application and determination of eligibility and priority status, until funding is exhausted. Priority for assistance is given to homeowners in the following categories: households with incomes at or below 50% area median income adjusted by family size; or homeowners 62 years of age or older; or homes occupied by persons with disabilities; or homeowners that have never received assistance through the program before. The property must be owner-occupied and the principal place of residence.

Fees

No fee to apply. If approved, applicants below the age of 62 will repay a no-interest loan upon sale or transfer of the home.

        Description

        Affordable housing available to low-income Davidson County residents. MDHA operates several properties where rent is based on income, and they work with private owners who make units available under the Section 8 program. Rental units must meet minimum standards of health and safety, as determined by MDHA. A housing subsidy is paid to the landlord directly by MDHA on behalf of the participating family, and the family is responsible for a portion of the rent.

          Description

          Housing Choice Voucher and Moderate Rehabilitation Program allow qualified low-income families to find decent, safe, and sanitary housing in privately owned rental units. Since housing assistance is provided on behalf of the family or individual, participants are able to find their own housing, including single-family homes, townhouses and apartments. The participant is free to choose any housing that meets the requirements of the program and is not limited to units located in subsidized housing projects. Housing choice vouchers are administered locally by MDHA. A family that is issued a housing voucher is responsible for finding a suitable housing unit of the family's choice where the owner agrees to rent under the program. This unit may include the family's present residence. Rental units must meet minimum standards of health and safety, as determined by MDHA. A housing subsidy is paid to the landlord directly by MDHA on behalf of the participating family. The family then pays the difference between the actual rent charged by the landlord and the amount subsidized by the program.

          Applicants must qualify as a family; the total family income must be at or below 50% of the median income for the family size; the family must meet citizenship/eligible immigrant criteria; the family must provide documentation of social security numbers for all members; and all adults sign required consent forms.

            Description

            The Weatherization Assistance Program helps low-income households to reduce their fuel costs through increased energy efficiency. Households that include young children, elderly or disabled members are given priority for service. Weatherization reduces heat loss and energy costs by improving the thermal efficiency of dwelling units occupied by low-income households. Examples of common weatherization measures are weather stripping, caulking, and adding of insulation to attics, walls and floors.

            Documents needed: Completed weatherization application, copy of one valid government-issued identification, citizenship documentation or verification of legal alien status, proof of residence (deed or mortgage statement), verification of income for the last three months for all household members over 18, and copy of most recent NES or gas bill.
