Conventional Home Loans

Financial institutions that provide mortgages which are not guaranteed or insured by any government agency including the Federal Housing Administration (FHA), the Farmers Home Administration (FmHA), the Rural Housing Service (RHS) of the U.S. Department of Agriculture or the Department of Veterans Affairs (VA). Conventional loans can be fixed rate mortgages, adjustable rate mortgages, balloon mortgages, or hybrid loans; and require good credit, stable work history, acceptable cash balances and reasonable down payments (typically 20 to 25 percent). Most are 30-year fixed rate loans and meet the funding criteria of Fannie Mae and Freddie Mac, corporations created by the federal government that set the maximum loan amount and requirements for borrowers and buy and sell conventional mortgages.

FHA Loans

A program under HUD's Federal Housing Administration that insures housing loans made by private lending institutions to individuals and families who are earning a fairly good income but who cannot secure a loan on the conventional loan market.

First Time Buyer Home Loans

Programs that provide low interest down payment/closing costs loans and/or home purchase loans for people with low incomes who are purchasing a home or a condominium for the first time. These loan programs generally require that the property be used as a primary residence; allow lower down payments, assistance with closing costs and alternative credit; and often require participation in home buyer training classes.

Foreclosure Prevention Loan Modification/Refinancing Programs

Programs available through the federal government, state housing agencies or directly from financial institutions that offer fixed rate mortgages, bridge loans or other types of mortgage services primarily for homeowners who cannot afford their current loan, are at risk for default and foreclosure and have the capacity to make the new payment in a timely manner or who owe more than their property is currently worth. The loans help borrowers refinance their mortgage into a payment they can afford, modify the terms and conditions of their current loan or reinstate a delinquent loan; and may involve a reduction in principal if the lending institution is willing to write down the loan or a reduction in the balance in a second lien in some situations. Some loans may be forgiven after a designated number of years or only become due and payable if the property is sold, refinanced or no longer owner-occupied. Most of these programs are time limited and apply only to primary residences. Applicant homeowners may be required to prove economic hardship and demonstrate that they meet income and other guidelines.

Low Income Home Loans

Programs outside of HUD that provide direct or guaranteed housing loans for low-income families who do not have sufficient resources to purchase a home for themselves and who could not otherwise secure credit for this purpose.

USDA Rural Home Purchase Loan Programs

Programs offered by the U.S. Department of Agriculture's Rural Housing Service that make home loans and loan guarantees available to rural families with an income below 80% of the median income level in the communities where they live who do not qualify for a conventional loan. Direct loans are made for the purchase of a new home or for new home construction including site preparation. The loan guarantee program guarantees loans made by private lenders. Under the terms of this program, families may borrow up to 100% of the appraised value of a home eliminating the need for a down payment, a barrier to home ownership frequently faced by families with low incomes.

Veteran Home Loans

Programs that assist veterans who want to purchase or construct a home by issuing GI loans which feature moderate interest rates, no down payment, a long repayment period, and the right to pay all or a portion or the loan in advance without penalty.
